The Comer Group purchased Court Demesne, which is some 165 ha in area and had a Permission for a Business Centre plus an 18-hole golf course, hotel and tourist related housing.

It was considered that there were no opportunities for a new golf course, so the Client commissioned CCH to prepare a masterplan for the entire area.

The masterplan was developed for some 4,000 residential units, a mixture of houses and apartments plus the provision of apartments in Courtown House (a Protected Structure), retail (some of which was designed in the stable buildings as an artisan type shopping experience), crèches and provision for future schools, plus landscaped open spaces, keeping all the groves of trees.

Project Description – Residential Development

The Comer Group purchased Court Demesne, which is some 165 ha in area and had a Permission for a Business Centre plus an 18-hole golf course, hotel and tourist related housing.

It was considered that there were no opportunities for a new golf course, so the Client commissioned CCH to prepare a masterplan for the entire area.

Following completion of the masterplan, it was decided to prepare a detailed proposal

for some 500 residential units, a mixture of houses and apartments plus a Business Park of some 46,000 sq. m, provision of apartments in Courtown House (a Protected Structure), retail, crèches and provision for future schools, plus landscaped open spaces and a new road replacing an existing narrow road.
